Thailand has a well developed infrastructure, a free-enterprise economy, and welcomes foreign investment. It has fully recovered from the 1997-98 Asian Financial Crisis and has been one of the best performing economies in East Asia for the past few years, now ranking as the World’s 20th largest economy. Increasing consumption and investment and strong export growth has kept GDP growth above 6% for the past two years, despite the sluggish global economy, and is forecast at around 8% per year in the near term. The government is highly popular and its expansionist policies have led to a number of preferential trade agreements in an effort to boost exports and maintain high growth. In 2004, Thailand began negotiations on a Free Trade Agreement with the US.
The tsunami in December 2004 caused relatively little damage to the Thai economy and, learning from that event, the government is ensuring that future developments are better protected from any future recurrences. The Developments we currently offer are all set on hillsides above the sea.
Pricing on the developments offered by Compass Point are at pre-launch levels and property values in expected to more than double within about 5 years – giving capital appreciation of 15 – 20%/year, with a strong resale market, and rental returns are predicted at between 10 and 15% per year. With financial repayments at just over 6%, this should easily cover the mortgage, leaving some spare cash to enjoy visiting your property now and then!
Phuket is Thailand’s most well known island, off of the Andaman Coast of South West Thailand. It is hugely popular with holiday makers, people retiring to sunnier climes and expats for holidays and long summer breaks. Direct flights are available from Bangkok, Singapore, Hong Kong, Malaysia, Samui and Chang Mai. The Phuket property market is now well established, but buyers are becoming more discerning, so our Developments focus on both design and quality of build, yet are priced very competitively. We have selected developers that have reputations for delivering top class properties and meeting the ROI projections for investors.
Koh Samui is one of Thailand’s most beautiful islands and is rapidly developing into an up-market destination for expats to retire to, the jet set to holiday in, and the yachting crews to stop off at – with a number of trendy, high-end harbour-side restaurants, shops and bars, and even one of the world’s first 6* hotels! All this makes Samui one of Asia’s number one investment hot-spots. Set in the Gulf of Thailand, the island was unaffected by the2004 tsunami. The corner of the island where our development is located has been declared a ‘Green Zone’ by the Thai Government, so that no buildings over three storeys can be built in the area, large properties cannot be built on or near the beachfront and planning permission grants will be more tightly controlled. This zoning also affects commercial buildings usage, in this case ensuring that no tacky discotheques or late night clubs will be opening in this neighbourhood. However, Plans for the 2nd airport have been approved, which will result in a steep rise in property values, and the new marina (completion 2006/7) will further enhance Samui’s growing reputation as a playground for the well heeled. Direct flights in and out of Samui with Bangkok Airways now fly to Bangkok, Singapore, Hong Kong, Kuala Lumpur, and mainland China.
Krabi is one of the most naturally beautiful places one could hope to visit. Mountains, river valleys and tropical beaches provide stunning panoramas and plenty of activities for tourists and residents. The province of Krabi also includes more than 130 islands in the Andaman Sea, including Koh Phi Phi and Koh Lanta and the resort we offer, in an unspoilt tropical beach paradise, will be a high class, stylish addition to the area.
